Initial survey and quotation





Having carried out the initial survey when quoting for the repair which will include a visual health and safety check regarding access and whether any scaffolding or other form of accessing the roof is required which will be included in the estimate, another visual inspection is carried out upon arrival.

Once satisfied everything is correct as per the survey replacement will start.


Quotation's are normally sent to client within 48 hours of survey.




Removal of existing covering





All loose debris (stones etc) will be removed and placed in either a skip (which we will provide if required) or bagged ready to be taken away in the vehicle at the end of the repair, we are registered for the removal of waste (reg. no CBDU202926)

All felt and old roof decking is then removed and placed in the skip or ready to be taken away.

If there is no problem with water ingress on the original roof and the customer does not want the old decking completely removed then it is possible to over deck so long as the old felt can be removed successfully.

There is then a through examination of all the roof timbers to make sure they are all sound and there is no splits or rot.

If anything is found to be needing remedial work this will be brought to the owner’s attention and a cost and plan of repair will be agreed before work continues.

The new decking of 18mm osb grade 3 will then be laid and secured.




Added Insulation and final preparations





The next step will then depend upon whether insulation is required to create a warm roof, if this is required then a layer of solid foil backed foam (celotex or similar) of 100mm depth will be laid on a membrane and all joint will be filled and taped with foil tape. Another layer of 18mm osb grade 3 will then be screwed on top encapsulating the foam insulation.

The first part of the gutter trims will now be fitted and any area which will be against an upstand i.e. house wall or parapet wall will have the mortar chased out in readiness for lead flashing.

Laying membrane and adhesive





The EPDM membrane will now be laid out into position to cover the roof, once the position of the membrane is correct it will be folded back and the adhesion process will begin, this will involve adhering the main part of the roof with a water based adhesive and the perimeter with a contact adhesive.

The membrane will be adhered and folded over all sides and over the first part of the gutter trim into the gutter and also at least 100mm up all adjoining walls ,if there is an area abutting the flat roof that is a tiled roof then the first few rows of roof tiles will require removal the lath will need to be lifted and an upstand of osb of at least 150mm will be place underneath the under felt the EPDM will then be adhered to this .

The condition of the under felt must be good and if it is deteriorated in any manner it will require attention (this will be brought to the customers attention if found to be so)

If any new fascia is to be fitted this will now be fitted.

Finishing touches





The second part of the gutter trim will now be fitted and the EPDM will be trimmed back,

The edge trims which incorporate an upstand will also be fitted. These are black or white plastic trims, there are also metal trims available if preferred. We will endeavour to work with our customers to provide the best possible finish to suit, on occasion this has been to create a bespoke edge trim of lead to match flashing already in place on the original building (an old school house)

Finally, the lead flashing will be placed into the brickwork and secure with clips and lead sealant.






Concrete roofs





Concrete roofs can also be covered and insulated in the same manner as above except the concrete will not be removed and the osb decking will be fixed by fixing into the concrete with special fasteners.

At all times we will do our upmost to guard against any water ingress through sudden downpours and make water proof at the end of each day.







Difficult roofs



For difficult roofs with lots of details such as pipes, vents, skylights etc where the EPDM membrane is deemed unsuitable there is an alternative liquid membrane Permaroof 500 system also available.

Permaroof 500 is a liquid membrane which is highly elastomeric continuous waterproofing membrane that can be installed in a single layer with excellent adhesion to all types of surfaces including concrete, mineral felt, asphalt, timber, metal. It holds an ETA Certification of 25 years life expectancy making it an ideal solution for waterproofing new builds or restorations.
